The Ashtenne Industrial Fund was established in July 2001. The Fund invests in industrial properties throughout the UK. The focus of the Fund is intensive asset management, with a view to generating both a high income return and consistent capital returns.
As at 31 March 2010 the Ashtenne Industrial Fund had a gross asset value of £612m, comprising 341 assets totalling 16.6m sq ft. The Fund is open to professional investors with over £1m to invest.
AIF entered into a Limited Partnership in 2007 with NWDA, and rebranded as Space Northwest. The vehicle has 29 separate assets in Merseyside and Cumbria regions valued at £88.36m. AIF are Private Sector Partners in a limited partnership with NWDA. The portfolio extends to 1.9m sq ft of industrial and office accommodation (breaking down 70%:30% split respectively). The portfolio has an existing passing rent of £5.9m per annum, compared to an estimated rental value in of £10.5m per annum.
AIF successfully raised £45m of new equity in order to reduce its senior debt, and refinance its existing facility for a further four years with Royal Bank of Scotland and the Lloyds Banking Group in October 2009.
